What are Bakersfield home prices doing right now?
Redfin's figures for the City of Bakersfield, covering the three months ending August 2026 (published September 2026):
- Median sale price: about $420,000, up 0.2% year over year.
- Typical time to sell: about 35 days, unchanged from a year earlier.
- Homes sold in August: 998, compared with 1,033 in August 2025.
- Sale-to-list price: 99.3%. The typical home sold for slightly under its asking price.
Redfin rates the city "somewhat competitive." Some homes get multiple offers, but most sell near their list price after a few weeks on the market.
Why do the Kern County numbers look different?
For the same period, Redfin's Kern County data shows a median sale price of about $379,000, down 3.3%. Homes took about 44 days to sell, compared with 41 a year earlier, and 581 homes sold in August versus 674.
The county includes Bakersfield along with very different markets such as Ridgecrest, Tehachapi, Taft and the Kern River Valley. A shift in which homes sell in a given month can move a county-wide median even when prices on any one street haven't changed. That's why it's worth looking at the city figures, or even a single neighborhood, before drawing conclusions.
What does a "steady" market mean if you're buying?
A balanced market tends to give buyers a little more time and room to compare than a hot one. In practical terms:
- You can usually take time to compare. With homes selling in about five weeks, there's typically room to tour several communities, read the paperwork, and come back for a second look.
- Ask about the price, not just the headline. Sale-to-list figures just under 100% suggest list prices are generally close to where homes sell. On new construction, ask what's included in the base price and how options, lot premiums and elevations add up.
- Watch the medians, not the anecdotes. One neighbor's quick sale or long wait doesn't define the market. The monthly data, compared year over year, is a steadier guide.

- Who will I work with after closing? A local service team makes a real difference in the first year.
