When most people picture a new-home community, they picture a national builder: hundreds of homes a year, a fixed menu of options, and a sales office that's the only place anyone knows your name.

S&S Homes is not that. We're a family-owned builder that started out building custom homes 40 years ago, and we still run the company the way we did then — with the family involved in the day-to-day, a local crew that knows every home they're working on, and a pace that lets us get each house right.

We build fewer homes on purpose

Building fewer homes isn't a limitation for us. It's the point. A smaller number of homes under construction means:

  • Our superintendents know every lot. They're not managing a spreadsheet of hundreds of starts — they're walking your house.
  • Details get caught early. A misaligned cabinet or a sloppy stucco line is far easier to fix during the build than after closing.
  • Decisions don't have to wait on a corporate office. When a question comes up on site, the people who can answer it are a phone call away.

Your home, not a copy of the one next door

Because we started as a custom builder, customization is part of how we work — not an upsell. In both of our Bakersfield communities, Vista Montaire and Palmetto Estates, you choose your plan, your exterior elevation, structural options like expanded suites or an ADU on select plans, and your finishes. We'd rather spend the extra time with you up front than hand over a home that almost fits.

We design around how homes actually get used

Our plans are all single-story, and we lay them out with a few firm opinions: minimize long hallways, give the kitchen and primary bath the attention they deserve, and put space where it gets used every day. Those choices come from decades of walking through finished homes with the people who live in them.

We're still here after closing

A home is a big purchase, and questions come up after move-in. Our Homeowner Care team handles warranty service directly — you can submit a request online any time, and there's a dedicated emergency line for the things that can't wait.
